EED – a new Fixit! concept:
Developments in the areas of Energy, Environment and Digitalization are extensive. In addition to the general pressure for change, the situation in 2023 with sharply increasing energy and electricity prices has created pressure on property owners. Both large and small property owners need to save energy and streamline the use of energy and electricity. Large sums are at stake, and given that the conditions for dealing with the situation are different, the issue is central to everyone’s agenda now and for a long time ahead.
Energy independence is becoming increasingly attractive these days due to rapid and uncertain changes in electricity prices. Prices are affected by military operations, climate change and natural disasters. By following the latest energy efficiency trends, you can help fight global warming, save the environment, and lower your monthly and annual bills. You can also have access to all information and full control of your property wherever you are. We call this EED. Energy, Environment and Digitalisation.
Regarding EED, we have noticed the following from our meetings with owners/communities:
- There’s a lot to do. In all properties, houses, and communities
- The pressure right now is strong on every property owner/community, and they want to find the right way forward.
- There is general answer, but the answers must be qualified for the respective property
- For the owner/community ́s “10 most important questions there are 78 answers”, i.e., it is about sorting out which issues are prioritized in your particular property.
- There is a tendency in some cases to act and install equipment without having the fundamental analysis ready.
- Economic conditions vary, but everyone can do something with the right analysis at the bottom and elaborate decision support
Here we clearly see the importance of forming an idea of ROI (Return On Investment) and payback time
- Measurability is important, i.e., it must be possible to follow the effect of different measures and, based on analysis, determine the next step.
- Short-termism does not pay off even if the situation is under pressure. We recommend a 5-year perspective and that the EED measures be synchronised with the property/community ́s maintenance plan so that the property ́s total need for investments is clearly in the same document.
- Establish the property current situation.
- Identify potentials and areas for improvement.
- Create a “business case” that shows effects in EURO.
- Create a comprehensive implementation plan for EED that the
Owner/community has a “roadmap”.
How is the EED work done?
The work is done methodically and with regular dialogue with the owner/community. The EED mapping begins with a start-up meeting where we together set the rough direction. After site visits and reconciliation with the owner/community, possible measures with estimated economic impact are compiled. As a fourth step, elaborate business cases are presented to the owner/community and with these at the bottom, a priority order is set.
To create insight and understanding, a workshop is conducted after the presentation to the owner/community and in that workshop an implementation plan is formulated that forms the basis for decisions. Then, the owner/community has its roadmap, and the work can begin.

The delivery from the EED mapping will therefore be:
- The owner/community ́s current situation described.
- Potentials and areas for improvement identified.
